Novi, Michigan Housing Market: High Prices, Fast Sales, and Near-Asking Closes in Fall 2026

Novi sits at the premium end of Southeast Michigan housing, and fall 2026 has not changed that. Listings are priced well above the county and state medians, well-prepared homes are still moving in about three weeks, and closed sales are landing essentially at asking price. Oakland County has more homes for sale than a year ago, so buyers have a little more choice, but pricing and preparation still decide who moves quickly and who sits.

What Makes Novi Different From Its Neighbors

Novi is an Oakland County city of 66,243 residents in the 2020 Census and an estimated 67,319 residents on July 1, 2025, according to the U.S. Census Bureau. It is known for Novi Community Schools, newer subdivisions alongside established neighborhoods, and easy access to I-96, I-275, and M-5. That combination keeps demand steady from move-up buyers and relocating families even when rates are high.

Price is the clearest difference. Realtor.com put Novi’s median listing price at $493,250 in October 2026, with 214 homes for sale, compared with $400,000 for Oakland County as a whole and $299,900 statewide. A typical Novi listing asks roughly $93,000 more than the county median. Buyers are paying for schools, location, and newer housing stock, and they compare Novi closely with Northville, Plymouth, and West Bloomfield before they commit.

What the Fall 2026 Numbers Show

The most complete recent month for Novi closed sales is September. Jag Gill Realty, reporting local MLS figures, counted 32 homes sold in Novi in September 2026 at an average sales price of $673,342, with homes selling in an average of 23 days and closing at 99.98 percent of asking on average. Forty homes were listed that month at an average listed price of $628,620. Realty.com’s MLS snapshot for September tells the same story from the median: a median sale price of $465,500 across 53 sales, a median list price of $495,000, and 133 homes for sale. The average runs well above the median because Novi’s upper-end sales pull it up, which is itself a sign of how active the top of this market remains.

October listing data points to a market that is firm, not frenzied. In Novi, Realtor.com reported a median of 33 days on market in October, down 13.16 percent from a year earlier, so Novi homes are moving faster than last fall even as county supply grows. Across Oakland County, Realtor.com reported a median listing price of $400,000 in October, down 6.97 percent from a year earlier, a median sold price of $390,000, up 4 percent year over year, and 5,882 active listings, up 11.78 percent. The county median time on market was 39 days, homes sold at a 99 percent sale-to-list ratio, and Realtor.com classified Oakland County as a seller’s market in October. Statewide, Michigan was balanced in October, with a median listing price of $299,900, a median sold price of $298,900, up 4.88 percent, and a median of 47 days on market.

Nationally, prices are holding while payments stay heavy. The National Association of Realtors reported the national median single-family existing-home price rose 1.7 percent year over year in the third quarter of 2026 to $432,900, with prices up in 78 percent of metro areas. The Midwest median was $342,500, up 3.6 percent, and the typical monthly payment with 20 percent down was $2,251, up $69 from a year ago. Novi sits above both medians, so local buyers feel that pressure more than most.

What Buyers Should Do in Novi This Fall

Use the extra county choice without assuming Novi itself is negotiable. Oakland County listings are up 11.78 percent from a year ago, but Novi closed at 99.98 percent of asking in September. On a well-priced Novi home, plan to offer at or very near asking, and compete instead on clean terms: a strong pre-approval, flexible closing timing, and an inspection plan you have thought through in advance.

Separate the median from the average in your budget. A median sale price of $465,500 and an average of $673,342 describe different parts of the same market. Decide in advance whether you are shopping the median Novi home or the newer, larger homes that pull the average up, because the monthly payment gap between those two groups is large at current rates.

Watch days on market by street, not just by city. A home still available well past a month, in a market where September sales averaged 23 days, is usually a pricing conversation, and that is where a buyer can reasonably ask for a credit, repairs, or a price closer to recent closed sales.

What Sellers Should Do in Novi This Fall

Price to September’s closed sales, not to the highest listing on your street. Buyers in Novi are well informed, and with 214 homes for sale in October they have alternatives. The homes that closed at 99.98 percent of asking were the ones priced where buyers saw value on day one. An ambitious start that leads to a cut in week four rarely nets more than a realistic start, and it costs you the early showing window when demand is strongest.

Do the preparation this price point demands. At a median listing near $493,250, buyers expect serviced systems, cleared gutters and leaves, and honest disclosure. Small unfinished items read as larger risks on a higher-priced home. If your home passes the median time on market without serious interest, adjust price or presentation promptly, before winter narrows the buyer pool.

The Rate Backdrop Heading Into Mid-November

Financing has eased for three straight weeks. Freddie Mac reported the average 30-year fixed-rate mortgage at 7.18 percent as of November 5, 2026, down from 7.24 percent, while the 15-year fixed averaged 6.57 percent, down from 6.60 percent. Both remain above a year ago, when the 30-year averaged 6.22 percent, so this is relief at the margin, not a return to cheap money. Even so, at Novi price levels a small decline moves a monthly payment by an amount buyers notice, and should help keep qualified buyers active through late fall.

Novi enters winter as one of Southeast Michigan’s most resilient markets: premium prices, fast sales for prepared homes, and closes at essentially full asking, balanced by more county-wide choice than buyers had a year ago. Whether you are moving up within Novi, relocating for its schools, or preparing a home to sell before spring, the right plan starts with your neighborhood and your price band, not just the city median.
